Despite the worldwide financial crisis, the real estate market in Panama, while it has leveled off from the boom situation of recent years, remains active. Foreign buyers are still arriving in considerable numbers to look for homes and properties.
For homes, there are many developments to choose from. In Panama City, apartments constitute a buyer’s market and there are interesting offers of houses in the Old Quarter and outer city environs. The Pacific beaches area to the west of the city is developing fast. The Azuero Peninsula is getting its share of attention and further west , Bocas del Toro and Chiriquí remain popular for retirees and second home buyers. In Chiriquí, formerly known for its mountain properties, the coastal area around Horconcitos and Boca Chica has entered the limelight.
On the following paragraphs, we offer a resume of some of the projects.
Altos del Maria
Altos del Maria is a private mountain community located on 12,000 acres of exuberant natural beauty in the highlands of Sora, 90 minutes from Panama City. It is a destination of choice for nature-lover s who are seeking an exclusive country community close to the modem life of the city.
The project has two major regions (valley and highlands) with a number of subdivisions in each area which have been developed keeping the natural slope of the terrain. Some lots have creeks or are near a river and all have panoramic mountain, valley, green belt or Pacific Ocean views. Residential lots and houses already constructed are available with a range of prices.
Newly developed areas are: Valle Bonito at an altitude of 900 meters which is being developed in three phases: lot sales, townhouses and villas. Anyone looking for a home should not fail to check out the district of Pedasi on the Azuero Peninsula graced with picturesque villages, colorful traditions, modern commercial centers , a wide range of activities and an abundance of natural amenities.
Dekel Group, one of Panama’s most innovative real estate developers has chosen this remarkable region for the development of two residential projects.
Andromeda Ocean Estates
The first HOA project of its kind in the region, Andromeda Ocean Estates is located close to the beautifully preserved colonial town of Pedasi, host to an eclectic mix of restaurants, hotels, bars and cafes (and an equally fascinating mix of residents). Andromeda’s prime oceanfront acreage is divided into a number of carefully planned subdivisions, each with its own unique characteristics and advantages including meticulously landscaped gardens with abundant palm and shad trees, footpaths and relaxation pond.
The iconic centerpiece of Andromeda Ocean Estates is the Los Vientos Beach Club & Spa, where community members and their guests can relax. Boasting the largest oceanside infinity pool on Panama’s Pacific coast, the Beach Club also has a world class restaurant, game rooms, poolside bar and expansive terrace.
Tenis courts will be available as well as water activities including snorkeling at nearby coral reefs, whale watching off the coast or sport fishing in the bay.
Just 30 minutes down the coast from Pedasi, Blue Venao offers luxury beach front living with villas and condominium units set amidst lushly landscaped parks and gardens. The Spanish-colonial the master plan of this gated community features walkable neighborhood and easy access to famous Playa Venao – a longtime favorite of surfers which is quickly becoming one of Panama ‘s most popular tourist destinations.
Blue Venao ha launched with 98 condominiums and penthouses and over 50 homes designed to fill a range of lifestyle options, including second home, vacation rental , investment property or full retirement. Though styled along traditional lines, all homes and condominiums are built along climate-adjusted design principle that take full advantage of the ocean breezes and sparkling tropical sunlight through the strategic use of open paces that blur the boundaries between indoors and out.
Amenities planned for this resort community include an Ocean Sports Activity Center, Spa and Yoga Center, Beach and Surf Club and the Blue Venao Grill Bar, a gourmet beach grill and sun et bar where guests can enjoy the famed Venao sunsets over the western point of the crescent-shaped bay.
Playa Bonita Residences
Any project built by Empresas Bern is guaranteed to be of the highest quality. The company has a long and distinguished record which has placed it as the principal developer of residential and hotel projects in Panama — no less than 135 projects delivered to date.
The latest example of the versatility of the company is Playa Bonita Residences in a magnificent location on the Pacific coast.
Playa Bonita Residences is an exclusive project 15 minutes from the center of Panama City combining luxurious design with the panorama of the Pacific Ocean, the splendor of the Punta Bruja Natural Reserve and the magnificence of the Panama Canal.
A salient feature of the development is Casa Bonita, a modern and elegant tower inspired by Greek and Mediterranean architecture which offers apartments with one, two and three bedrooms, amid tropical landscaping and virgin forest.
Nearby is the luxurious private club, the Pearl Club, fronting the beach, where residents can enjoy all the amenities including pool, complete gymnasium and world-class spa.
Ranchos Los Sueños
Ranchos Los Sueños is a development right in the heart of the fastest-growing resort area in Panama — the Pacific Beaches, situated an hour away from Panama City and also appropriately known as the Gold Coast. It is an area popular with retirees and also an area of vacation homes of Panamanians and foreigners.
Not only is Ranchos Los Sueños minutes from the beach, but also close to supermarkets, golf courses, a modern hospital and the recently inaugurated international airport at Rio Hato. Incredibly, there are more than 37 residential projects in the area.
Ranchos Los Sueños offers many advantages, not the least of which is the best lot prices in the area and the opportunity to finance a lot over two years without interest. Lots range upwards of 600 m2, some on the level and some on hills with a view of the Pacific or the mountains. Good streets, electricity and pure water from the project’s own wells are the essential amenities, enhanced by a park with a brook bordered by immense Espave trees.
Boating enthusiasts may be interested to know that the development is five minutes away by road from a small fishing port with access to the ocean. Another advantage is the microclimate, with fresh breezes blowing down from the mountains.

Punta Bejuco, Chiriqui
The province of Chiriqui, always popular for retirees and vacation home seekers, will become even more desirable for its real estate since the enlargement and rehabilitation of the Enrique Malek International Airport in the capital city, David, and the commencement of service by Copa Airlines connecting the province to 69 international destinations.
A very interesting real estate opportunity emerged recently at Punta Bejuco on the Pacifcic coast 50 miles from David, where the Peninsula Oceanfront Resort & Residential community has entered the market. As a wilderness retreat, this development would be hard to beat — the grandeur of the Pacific Ocean backed by green mountains.
The developers offer fully titled lots from two hectareas. The sales are “exclusively open to selected developers willing to reach ultimate eco-oceanfront experience, sharing knowledge and vision.” They add that incentives are available under Tourism Law 80.
